• Opportunity Zones (OZs) were introduced as part of the "Tax Cuts and Jobs Act" passed by Congress in December 2017. Each state nominated qualifying census districts and 8,762 of them were officially designated by the US Treasury in 2018. Resources, Map
• OZs provide an option for anyone sitting on a capital gain, from individuals all the way up to large institutions, to deploy the gain into investments in real estate and/or businesses within those areas in exchange for certain tax benefits
• There are various criteria, some of which are still being defined by Treasury / IRS as of writing, but the spirit of the law seems to be to encourage long-term investments that create jobs and community benefits in areas which haven't seen their share of economic benefits in recent years
